Acting on behalf of an institutional client, Sibbett Gregory & joint agents CBRE, have sold a major long leasehold investment located within Poole town centre, opposite the Dolphin Shopping Centre.

The properties within the ownership included a former branch of Natwest Bank (the 18,500 sq ft Arndale House) as well as numerous retail units and offices located along Kingland Road with tenants including Boots Opticians, The Royal Bank of Scotland & Fox & Sons estate agents.

Bracken Group are pleased to confirm completion of the new Poole Audi Centre at Old Wareham Road, Poole.

This prestigious Centre occupies a four acre site acquired by Bracken Group in 2009.  The 60,000 sq ft development provides a 24 car showroom together with state of the art facilities, creating the UK’s largest Audi Centre.

Bracken Group acted as developer of the new facility and have retained ownership subject to a long-term lease to Poole Audi.  Completion of the development follows a 14-month build programme.


Bracken are a Poole based, family run developer, specialising in high-value residential and commercial properties throughout Dorset, Hampshire and Wiltshire since 1979.

Acting on behalf of an institutional client, Sibbett Gregory have let Unit 6, The Triangle to a new Italian Gelato Café trading as ‘Lollipop Gelato Lab’. The operators behind the venture include 3 Italian master ice cream makers including Mr Ballo Gioacchino Vito, who has been a master ice cream maker since 1996 and has run ‘Lollipop Gelateria’ in Sicily for 20 years. The new café, which opened last week, offers 30 different types of handcrafted ‘gelato italiano’ as well as crepes, waffles, coffees and many other typical Italian sweets. Since opening the café has received rave reviews and has seen customers queuing outside the entrance.

Sibbett Gregory have let the former K’s Café in Swanage to Harry Ramsden’s. The property extends to over 4,000 sq ft and occupies a prime spot in Swanage Town Centre, with a frontage to both Shore Road and Station Road with good visibility from Swanage beach.

Acting on behalf of a private client, Sibbett Gregory have concluded the letting of an attractive restaurant fronting Wareham’s historic quayside. The grade 2 listed property, dating back to the mid 18th Century, has been let to an established restaurateur who has undertaken an extensive refurbishment of the property. The new restaurant recently opened, trading as ‘The Italian Kitchen’.

In addition to the work undertaken by the Agency department, Sibbett Gregory’s Building Surveying team were also heavily involved in the transaction, liaising with the previous tenant in respect of their dilapidations liability and agreeing the condition for handover.

Acting on behalf of a private client, Sibbett Gregory have let 9 East Street, Wimborne to Le Petit Prince Patisserie and Bakery. Already well established in Westbourne, Le Petit Prince sell artisan breads and pastries from their in house bakery as well as serving fresh coffee. In addition to agreeing the letting, Sibbett Gregory also obtained change of planning use from A1 (retail) to A3 (cafe).
